FREQUENTLY ASKED QUESTIONS

BBQ
The community BBQ is available for all residents to use, please clean them after each use. Extra propane tanks are stored in the nearby bench, your D2 key opens the lock. If one of the propane balls is empty, please email the Board.

BIKES
Bike storage is available to registered residents only. Space is limited, if there is a waitlist, you must wait for Board approval before using the storage areas. All bikes must display a Board-issued permit. Any bike found without a permit may be removed at the Board’s discretion. Your space will be reassigned when you move out.

– Upper Bike Storage — P1, behind the door between stalls 5 and 7. Opens with the Butterfly App or Fob.
– Lower Bike Storage — P3, Room C. Opens with the Butterfly App or Fob.

BUILDING FOB
Your building fob opens all exterior doors, owners lounge, gym, upper bike cage, and P3 storage rooms.

BUILDING KEY
Your building D2 key opens the cable room, garage electrical/telephone rooms, outside storage room K, and lobby storage rooms E, F, G, H, I, and J.

BUTTERFLY INTERCOM
Contact the Board to register your name and phone number in the intercom system — a landline or mobile number works. To let a guest in, press 9 on your dial pad. Incoming intercom calls will ring you through the Butterfly app and contain video.

Please do not buzz in delivery people remotely. Go to the front door to greet them and escort them to your unit if needed — we have had many unauthorized entry attempts from people posing as delivery drivers.

CABLE & INTERNET
The cable room is on the first floor, to the right (west) of the elevators.

CABLE ROOM
Contains: Board and vendor safes, elevator pads, folding chairs and tables, elevator lock-off key, city garbage gate key, no parking signs, gym wipes, graffiti cleaner, drain cleaner.

Janitor’s Closet (located in the Cable Room, Board key only) contains: lightbulbs, lounge and cleaning supplies, 9-volt batteries.

ELECTRIC METERS & SERVICE
There are two electrical rooms in the parking garage — both open with your building key.

– Room 1 (behind the elevators): Controls stacks 11–19
– Room 2 (behind the stairwell): Controls stacks 01–10

Your electric bill is your personal responsibility. Set up your account with Seattle City Light at seattle.gov/light or call 206-684-3000.

GARAGE DOOR & KEY CARDS
The garage scanner tracks whether your vehicle is inside or outside the gate. Swipe your key card each time you enter or exit.

If the gate doesn’t open, try the scanner on the other side. If it still doesn’t work, contact Premium Parking. Note that if the issue is user error, a $35 release fee could apply.

Please do not leave your garage key card in your car — this is a security risk and a rule violation.

Lost or non-working key cards: Contact Steelewave, LLC and Premium Parking.

GARBAGE & RECYCLING
The garbage and recycling area is in the brick enclosure on the east end of the building on 2nd Ave West.

– Garbage: Picked up Monday and Friday
– Recycling & Food Waste (compost): Picked up every Tuesday
– Compost is mandatory in Seattle; no plastic, glass, or other non-organic materials.

Please break down all boxes before recycling. Do not overfill containers — we are charged for excess. Large or bulky items should be taken to the North Transfer Station off-site.

LOCKS
If you change your unit door lock, you must provide a copy of the new key to the Board. Drop the tagged key in the cable room safe drop and send the Board an email. Please also notify the Board by email if you install a keyless entry system.

LOUNGE
To reserve the lounge, email the Board. Upon confirmation, write your unit number on the white board outside the door. If the lounge is unoccupied and you haven’t reserved it, you’re welcome to use it.

MAIL & PACKAGES
You must sign up to have packages delivered to the Amazon Locker on P1 in the elevator lobby. The mailroom is not secure and we cannot guarantee the safety of packages left there.

MOVE-IN
Schedule your move-in by emailing the Board. Upon confirmation, write your unit number on the white board outside the Owners Lounge. Please review the move-in instructions on the website before your move date.

NO PARKING SIGNS
The HOA has no-parking signs available by reservation — email the Board to check availability. Signs are self-installed; you are responsible for placing them on the sidewalk with permits attached.

Obtain a free city permit at least 3 days in advance at seattle.gov (search: “temp no park”). If you’d prefer help, National Barricade can process the permit and place signs for a fee.

SECURITY CAMERAS
Security cameras operate throughout the property and record video only — no audio. If you need footage reviewed, email the Board with the specific date and time.

SMOKING & VAPING
Smoking and vaping are not permitted in any common areas, including the garage, lobbies, hallways, staircases, walkways, and courtyard. The Board also asks that residents limit smoking and vaping on decks and patios, as smoke drifts to neighboring units and through open windows. 

STACKS — WHAT IS A STACK?
A “stack” refers to all units in a vertical column of the building. For example, units 101, 201, 301, and 401 form one stack. This matters for things like shared plumbing, noise, and building water shut-offs.

QUIET HOURS
Quiet hours are from 10 pm to 8 am. During this time please be mindful of noise levels in your unit and common areas, including hallways, the courtyard, and the garage. This includes limiting the use of washers, dryers, and other appliances that may disturb neighboring units.WATER SHUT-OFF
Each unit has a shut-off valve near your water heater for individual use.

WATER SHUT-OFF
For a building-wide shut-off, 3 days’ notice is required. Repairs may not begin before 10 am and must be completed within a 3-hour window.

Emergency shut-off locations:
– West wing: Ceiling between parking stalls 3 and 4
– East wing: East wall between parking stalls 28 and 29

After shutting off water in an emergency, contact the Board to coordinate repairs.
