Real Estate Memo May 2019

  • No Real Estate Signs are allowed.
  • OWNER must notify the management company/board that the unit is for sale and provide the contact information for the listing agent before the listing is active.
  • Front door access can be provided by way of the intercom system to call the Listing Agent’s phone.  2 business days is required since this is outsourced.
  • No Key Boxes of any kind are allowed on the exterior of the property.
  • A MLS key box may be installed on the unit door for showings.  Do not place the building key in the lockbox.  For building tours please leave a key on the kitchen counter.  The main entry key will open:
    • Exterior Doors
    • Gym
    • Lounge
    • Storage Rooms
    • Gates
  • Sellers are required to provide a ‘Conveyance Notice’ to The Board two weeks prior to closing with contact information for the buyer and escrow office.  Please include the Buyer’s email so the Welcome Committee can reach out to the buyer before their move in.
  • The resale certificate, lender questionnaires, and escrow questionnaires may be ordered through the Management company.
  • The rules pertaining to Real Estate Sales can be found in Section 14 of the House Rules.
  • Staging furniture may only be installed or removed Monday through Friday 9-5 PM.   Please reserve your time on the website under Links, Reservations, 9-1 or 1-5.
  • All owners, brokers and stagers must follow the moving rules when staging or de-staging.
  • Extreme attention must be paid to the security of the building.  Exterior doors cannot be propped open or be left unattended.
  • Upon the sale of the unit please ensure the following are transferred to the new owner as there is a fee for replacement:
    • Units Keys
    • Mail Box Keys (Board has no copies of this key.)
    • Building Keys
    • Garage Key Car
    • Parking Permit
